Geographically central to the region, Downtown is nearly four square miles and sits at the junction of Interstates 10 and 95, marking the eastern terminus of I-10 and the first Florida metro area on I-95.

Excluding water, Downtown makes up just 0.4% of Duval County yet generates almost 3% of the county’s taxable value. Downtown Jacksonville offers unique opportunities unmatched by other major Florida cities and investors are taking note. Since the beginning of 2019, $2.9 billion in projects are under construction and almost $3.1 billion in projects are proposed.

In Spring 2019, the 2030 Comprehensive Plan was modified to eliminate Downtown’s minimum parking requirements and the Downtown Zoning Overlay was updated to streamline 14 zoning categories into one Commercial Central Business District (CCBD) zone. The new CCBD zone permits myriad uses: residential, office, retail and entertainment, mixed-use properties, “eds and meds,” utilities and parking garages. Prior restrictions on riverfront height and setbacks were clarified and illustrated with built-in permitted alternatives, maximizing public access to and views of the St. Johns River.
