The new CCBD zone permits myriad uses: residential, office, retail and entertainment, mixed-use properties, “eds and meds,” utilities and parking garages. Prior restrictions on riverfront height and setbacks were clarified and illustrated with built-in permitted alternatives, maximizing public access to and views of the St. Johns River.
